房地产上市公司融资行为研究
房地产上市公司融资行为研究(包含选题审批表,任务书,开题报告,毕业论文16400字)
摘 要：为研究我国房地产上市公司的融资行为，本文依照一定的原则选取了沪深两市有代表性的50家A股房地产上市公司做为样本，对其2001年至2010年的数据进行相关分析。研究结果表明，我国房地产上市公司存在着融资渠道单一、偏好股权融资、债权融资比例过高、债权监督约束机制不强等问题，不利于公司绩效的提高。针对研究结果，本文提出一系列优化措施与建议来完善房地产上市公司的融资行为。

Analysis of Financing Behaviour of Real Estate Listed Company
Abstract：In order to study the financing behaviour of China's real estate listed companies, the thesis selected 50 A shares listed real estate companies which located in Shanghai and Shenzhen in accordance with some certain theroies and principles as representative samples, and analyzed the data of these companies from 2001 to 2010. The results show that China's real estate companies suffer from some problems which are not conducive to the company performance, such as single channel of financing、preference for stock financing、high proportion of bond financing、supervision of financial claim restrain mechanisms inadequate,etc. Based on the findings, this thesis presents a series of optimized measures and recommendations to improve the financing behaviour of China's real estate listed companies.
