摘  要
目前中国金融发展现状下,如何保证以国有银行为代表的金融机构最大限度支持我国国民经济的发展,保证拉动我国主要经济的行业能够以稳定的状态持续发展成为这些金融机构需要思考的问题。房地产作为拉动我国经济增长的重要组成部分,其发展状况直接关乎到我国经济发展的优劣,因此寻求较好的方式来寻找那些发展潜力大、信誉良好的房地产企业作为国有银行的主要扶持对象成为其主要选择,而建立良好的房地产授信贷款风险管理机制是寻找发展潜力大,信誉良好的房地产企业的主要手段。故而,本文以“国有银行房地产授信评级贷款风险管理”为研究对象就极具意义和价值。
本文拟从如下方面出发,首先要介绍论文的研究背景和选题的目的和意义,阐述了文章的内容及组织结构并明确了研究思路和方法,最后指出本文的创新点。其次,从房地产企业的信贷发展现状,国有银行贷款在房地产项目开发融资中所占重要地位、国有银行信贷审核流程三个部分对相关概念作了界定,为本文的研究奠定了坚实的理论基础。再次,分析了国有银行房地产授信评级贷款风险管理以及国有银行房地产企业贷后风险管理方法,系统地分析了国有银行房地产授信评级的现状、问题、成因以及对策。再次,从纵向的角度依次分析了湖北某国有银行分行申请流动资金贷款的某房地产开发企业概况、信贷评级风险管理方法分析、管理效果,使得本文的构架更加完整清晰。以期能够给我国国有银行房地产授信评级贷款风险管理以较为实际的指导建议。最后得出了近年来,尽管我国国有银行加快了改革创新的脚步,但是国有银行的体制改革并不是一蹴而就的,而是需要长时间不断深化改革的。目前,国有银行房地产贷后信用风险管理缺失的重要原因就是国有银行的风险管控意识太过薄弱结论,因此要从这些方面做好良好的措施来控制国有银行房地产授信评级管理对策。 [资料来源:Doc163.com]
综上所述,本文通过运用多种科学的研究方法使得本论文的操作具备可行性,本文也希望通过自己最大的努力能够给我国国有银行房地产授信评级贷款风险管理机制建设以较为实际的指导建议。

Abstract
The current status of China's financial development, how to ensure the development of financial institutions to the state-owned bank as the representative of the maximum support of our national economy, which pull the main economic sectors in China to become the financial institutions need to think about in the stable state of development. Real estate is an important part of stimulating economic growth in China, its development is directly related to the development of the quality of China's economy, so to seek a better way to search for the development potential of large, reputable real estate enterprises as the main target to support state-owned banks become the main choice, and the establishment of the real estate credit risk of loan good management mechanism is the main means for the development of great potential, the reputation of a good real estate enterprises. Therefore, based on the "state owned bank real estate credit rating credit risk management" as the object of study is of great significance and value.

This paper intends to start from the following aspects, the purpose and significance of the first to introduce the research background and topic selection, expounds the contents and structure of this paper and the research ideas and methods, and finally points out the innovation of this paper. Again, analysis of the state-owned bank real estate credit rating credit risk management of real estate enterprises and state-owned bank credit risk management methods, systematic analysis of the state-owned bank real estate credit rating of the status quo, problems, causes and countermeasures. Finally, in recent years, although China's state-owned banks to accelerate the pace of reform and innovation, but the system reform of state-owned banks is not easy, but the need to deepen reform. At present, the credit risk management of state-owned banks after the lack of credit risk management is a weak conclusion, so we should do a good job in these areas to control the state-owned banks real estate credit rating management.
