摘  要：论文根据全国房价的历史现状，长沙市整体住宅价格的情况，从最近几年长沙市部分楼盘住房交易量来分析影响住宅价格变化的因素，并且着重的调查长沙市芙蓉区住宅价格的情况。从通过对供给、需求和其他影响因素层面对住宅价格影响因素进行分析，较为全面的把握影响住宅价格变动的动力因素。

Analysis of Affecting Factors of Housing Prices of FuRong District in ChangSha
Abstract: The paper is based on the historical background of the entire housing price analyzed by partial Changsha area housing turnover which plays a crucial factor on the rang of price change.Moreover,some related departments are focusing on the price changing in FURONG district.By considering some factors,such as supply,demand and other elements,the consumers can grasp the main factors of price changing in the future.
